Do you manage properties for out-of-state or absentee owners?
Yes. Many of our clients are out-of-state, international, or absentee property owners who need a trusted local representative in New York City. We handle day-to-day operations including tenant communication, maintenance coordination, vendor oversight, rent collection, leasing, and compliance requirements. Owners receive regular updates and financial reporting while we serve as their boots-on-the-ground presence. Whether you own a condo, co-op, townhouse, or 2–4 family property, our goal is to make ownership as hands-off as possible without sacrificing visibility or control.

Do you also handle leasing/rentals?
Yes, we handle leasing from start to finish—marketing, showings, applicant screening, and lease execution—to place qualified tenants and ensure a smooth move-in. Leasing is billed as a separate fee, which we’ll confirm upfront based on the property and scope.

Do you Provide Maintenance, Landscaping, Cleaning, or Repair Services?
We coordinate maintenance, cleaning, landscaping, and other services through trusted third-party vendors. Rather than employing in-house technicians, we work with a network of licensed and insured contractors who are selected based on the property's needs, scope of work, and budget.
Owners may choose to use vendors from our network or continue working with their own preferred contractors. We handle scheduling, access coordination, communication, and follow-up to help ensure work is completed efficiently and professionally.
This approach gives owners flexibility while providing a single point of contact for routine maintenance, emergency repairs, cleaning services, landscaping, turnover work, and larger improvement projects.

We have a trusted network of vendors to handle all your property needs. From boiler and roofing specialists to skilled handymen, electricians, and plumbers, we ensure affordable, reliable, and high-quality services for every job.

Do you charge a markup on repairs or renovations?
No — we don’t mark up vendor invoices for repairs or maintenance; you pay the vendor’s actual cost. For pre-tenancy prep we charge a separate flat fee, and for larger renovation projects we can provide construction management for an agreed fee upfront.
